BASIC SERVICES
First consultation meeting is FREE; each additional meeting is accessed in half hour increments at $60.00 per hour. Basic drafting services for any project are $60.00 per hour, plus prints at $2.50 per sheet. Minimum drafting fee is $120.00.
BASIC SERVICES FOR CUSTOM WORKING DOCUMENTS
Preliminary Drawings
Preliminary plans are accessed at .20 cents per square foot of living space. Living space is based on out to out of floor joists (and/or concrete slab)and shall include lofts and bonus space areas. Living space does not include garage areas.
Preliminary plans consist of floor plans and one exterior elevation.
Basement floor plans are a $120.00 flat fee.
Additional exterior elevations are $40.00 per elevation at client request.
Preliminary plans shall be paid for prior to plans leaving the office.
Printing charge is $2.50 per sheet.
Site Visit
$60.00 per hour plus .75 cents/mile based on round trip. Hourly rate begins at time of departure from office
until return.
Site Plan
Basic site plan:$60.00 flat fee plus $2.50 per sheet print charge.
Per client request and authorization will include; structure location, property line dimensions, and proposed driveway location.
Topographical site plan:$60.00 per hour plus $2.50 per sheet printing charge.
Custom Working Document Fee:
Custom working documents fees are based on the finished living space square footage.
$1.00/Sq.Ft.up to 1999 Square feet.
$1.25/Sq.Ft.for 2000 Square feet and above.
Unfinished basement plans are included in the base price.
Additional Fee:
Electrical plan:$120.00 flat fee.
Finished basement plan:$250.00 flat fee.
Client and/or contractor receive (2)full sets of prints. Each additional set of prints is $2.50 per sheet. Custom Working documents require a 50% deposit at time of approval and before project can be scheduled. Remaining fees shall be paid upon completion and prior to prints leaving the office.
Independent Home Designs,Inc.drawings may require specific engineering based on governing and local codes.The engineering and engineering fee required for working documents shall be the sole responsibility of the client and/or contractor.
No finished working document and/or prints shall leave the office of Independent Home Designs,Inc.without payment in full.It shall be the sole responsibility of the client and/contractor to arrange payment prior to release of plans and/or prints.The client and/or contractor bear the sole responsibility for the final cost of construction.
All working documents sold,produced and/or altered are the property of Independent Home Designs, Inc. and may be use in any manner by Independent Home Designs, Inc.
